          Our air-conditioned flat in all rooms is located in the tourist centre of Costa Ballena, ideal for walking and cycling. The nearby beaches are popular for sailing and windsurfing. The flat is fully furnished with space for up to 4 people and is ideal for families. It has 2 bedrooms and 2 bathrooms. 1 double bed of 150 cm, 2 small beds of 90 cm, private terrace and parking. Private WIFI internet service is available at a speed of 100 MB. The flat has everything you need to enjoy an unforgettable stay in Costa de La Luz.

I love everything related to adventure and enjoy long distance cycling, surfing and climbing.     Costa Ballena is located between two historic towns, Chipiona and Rota, famous for their muscatel taste and their beaches.
    Both Chipiona and Rota have a simple, family friendly appeal. It has bars, great restaurants and family friendly promenades.

    The flat is located 100 metres from the beach and a few minutes from the golf course. Newly furnished terrace with seating and table for 4 people. The long beach with soft sand, clean and fresh water, is perfectly maintained by the cleaning and maintenance services. Family atmosphere, away from the crowds. We recommend the "Chiringuito Poniente" near the beach and the flat, which does not disturb the tranquility of the place. Fantastic flat with access for golf, water sports, cycling, fishing. The Costa Ballena complex has a Sailing Club where you can buy hourly vouchers for the rental of sailing equipment. Also if the weather and wind permits you can enjoy Kite Surfing and windsurfing.
    I recommend a visit to the tapas bar "Gastrotapas sin bulli" in Chipiona where you can meet Abel and enjoy amazing tapas and a good muscatel wine at a very affordable price. If you want to enjoy a good fish you can go to "Restaurante los Corrales" in Chipiona or "Bar bigotes" in Sanlucar de Barrameda..

    The nearest airport is 18 kms. away (Jerez de la Frontera). Railway Station 22 Kms. (El Puerto de Santa Maria). Doñana National Park 12 Kms. (Sanlucar de Barrameda).

    How to get to the house

    From the North the quickest access to the flat is via the toll motorway AP-4 (7 Euros) or via the N-IV. As a particular recommendation I would take the AP-4, the N-IV can have at times of the day mainly lorry traffic.
    From the AP-4 exit at the Airport exit and head towards Cadiz-Rota, with access to Costa Ballena via the A-491.


     

     

    Conditions

    - A holiday rental contract is made between owner and tenant.
    - 30% is required to reserve the flat by bank transfer and the balance to be paid on delivery of keys.
    - 100 Euros deposit in case of damage.
    - Pets are not allowed.
    - Smoking is prohibited inside the flat due to fire risk.
    - The flat has CO and fire alarm devices as well as a decibel meter to control noise and crowds. Partying and respect of quiet hours is prohibited.
    - VERY IMPORTANT: The property is in a residential district so please do not disturb neighbours by talking too loudly, playing loud music and television, or wearing high heels, etc.
    - THINK ENVIRONMENTALLY: Please use air conditioning/heating sparingly and make sure all windows and doors are closed before turning it on. Abusive and disproportionate use may lead to penalties and bail being charged.
    - Responsible use of INTERNET data is required due to litigation related to illegal downloads etc.
    - PLEASE NOTE: Only toilet paper may be flushed down the toilet. Do NOT flush sanitary products, cigarette butts etc.
    - This may cause blockage and a problem during your stay.
    - Regarding cleanliness please ensure that you are free of sand when entering the bed or floor.
    - Please do not take bath towels to the beach.
    - On departure the tenant will leave all appliances and light off, also all windows must remain closed.
    - Party celebrations are prohibited
    - The tenant will leave the flat and its contents on departure in the same condition in which they received the flat.
    - If the tenant has questions about the use of any appliance, they should contact the owner to avoid any damage to the appliance due to misuse.
    - A set of keys and parking will be provided. Losing them would carry a payment of 50 Euros for each set.
    - The landlord is not responsible for the tenant's personal losses inside the flat such as jewellery or money.
    - Failure to comply with any of the above rules by the tenant, will result in automatic termination of the seasonal rental / long term rental and the obligation to leave the flat immediately, forfeiting the money already paid (including the bond) in full, as compensation.
    This property is governed by Holiday Tourist housing. It is a rental property, which means that no tourist services such as daily cleaning, reception or breakfast are provided. A rental contract will be signed on arrival.
